Environmental Site Assessments

Titan's team of both cultural and natural resource specialists have overseen the successful completion of NEPA Screenings and Environmental Assessments. Some of our NEPA assesment include but not limited to:

1) underground storage tank consulting, (2) hazardous waste management, (3) identification of asbestos-containing materials and design of remedial actions, (4) environmental and health risk assessments, (5) environmental permitting, (6) environmental assessments and environmental impact statements to comply with the National Environmental Policy Act (NEPA), (7) pre-acquisition site and/or building environmental audits, (8) multi-media facility audits, (9) floodplain and wetlands determinations, (10) historic, architectural, and archaeological investigations, (11) traffic and utility impact assessments, (12) socioeconomic impact studies, (13) geologic and seismic hazard evaluations, (14) water and groundwater resources evaluation and planning, (15) zoning and land use compatibility studies, (16) air quality assessments, (17) public participation, community right to know, and regulatory compliance assistance, (18) remediation design and management services, and (19) building valuations for toxic/hazardous conditions.

Titan's Phase I Environmental site assessments are performed in accordance with the American Society for Testing and Materials (ASTM) Standard Practice E 1527-05, Standard Practice for Environmental Site Assessments and the new USEPA Standard found under All Appropriate Inquiry (AAI). This federal regulation 40 CFR Part 312, promulgated in November of 2005 has given environmental due diligence reporting the regulatory requirement that enables buyers, sellers and lenders of real estate the ability to hold environmental professionals to a higher standard.

Titan also implements guidelines found in ISO 14001 and ISO 19000 (for strategic environmental management and internal continual improvement). Titan professionals conduct each assessment with strict confidentiality and are able to handle time-sensitive projects arising from property transactions. We have developed internal assessment protocols, which not only address standard procedures, but also evaluate many other environmental constraints and business risk considerations that may impact both land and existing building use.

Phase II Environmental Assessments

Phase II Environmental Assessments are recommended if an area of concern or recognized environmental condition (REC) is identified. Further investigation and sampling may be necessary to determine if an environmental liability exists. With proper evaluation, the area of concern can be characterized, liabilities assessed and conclusions drawn. Accurate and precise analytical data and recommendations for remedial actions can then be determined as necessary. Remediation cost estimates can be prepared in order for buyers, sellers and lenders to evaluate environmental conditions through a realistic and regulatory perspective.
